Is Langley better than Surrey? An honest comparison for buyers

By Ramon Gutierrez, PREC

Langley is not better than Surrey, and Surrey is not better than Langley. They are neighbours that solve different problems. Many buyers I work with look at both, and the decision usually comes down to three or four practical things rather than a feeling about either place. Here is how I lay those things out.

Size and character

Surrey is one of the largest cities in British Columbia, with several distinct town centres: Whalley and City Centre, Guildford, Fleetwood, Newton, Cloverdale and South Surrey. It feels like a big city because it is one.

Langley is smaller and, outside its centres, more rural. The Township of Langley mixes growing suburban areas like Willoughby and Walnut Grove with farmland, acreages and villages like Fort Langley. The City of Langley is a compact, separate municipality in the middle. If you want land, trees and a slower pace a short drive away, Langley offers more of that. If you want the services and variety of a large city on your doorstep, Surrey has more of that.

Getting around

This is often the deciding factor. Surrey already has SkyTrain stations on the Expo Line. The Surrey Langley SkyTrain extension will run along Fraser Highway into Langley City, and TransLink publishes its current timeline. Until then, transit from Langley to the Expo Line runs by bus.

By car, both have access to Highway 1, and South Surrey and Langley both connect to Highway 99 and the border crossings in different ways. The honest test is to drive your real commute at your real time, from each address you are considering. Two homes the same distance from work on a map can be very different at eight in the morning.

Schools

Surrey and Langley have separate school districts. Langley is School District 35, Surrey is School District 36. Each sets its own catchment boundaries, programs and, in growing areas, its own answers to crowding. A home being close to a school does not mean it is in that school's catchment.

Before you write an offer, look up the address on the district's catchment tool and call the school if a specific program matters to you. This takes a few minutes and prevents the most common regret I hear from families.

Taxes, rules and who decides

Every municipality sets its own property tax rate, its own utility charges and its own bylaws on things like secondary suites, trees and parking. That applies between Surrey and Langley, and it applies between the Township of Langley and the City of Langley.

The difference between two similar homes can show up years later in an annual tax bill or in what you are allowed to build in the backyard. Your lawyer or notary will check the title, but the municipal rules are something you check yourself, on each municipality's website, before you fall in love with a plan for the property.

Safety and the "which is safer" question

Buyers ask me which is safer. I do not answer that with an opinion, and I do not quote statistics in a blog that will outlive them. Policing is organised differently in the two cities, and both publish information about crime in their communities. If it matters to you, read what the police services publish for the specific neighbourhoods you are considering, and walk the streets at night.

What I would do

I would stop comparing two whole cities. Nobody lives in a whole city. You live on one street, drive one commute and send your children to one school. Pick the two or three neighbourhoods across both cities that fit your budget and your week, then compare those directly: the commute, the catchment, the tax bill and how the street feels after dark.

Do that, and the Langley versus Surrey question usually answers itself. Sometimes the answer is Cloverdale, which sits right on the border and gives you a bit of both.
