Murrayville and Langley Meadows: family living near the hospital

By Ramon Gutierrez, PREC

Murrayville is one of the Langley neighbourhoods buyers often overlook because it does not have the name recognition of Fort Langley or the new construction of Willoughby. It sits in the middle of things, around Langley Memorial Hospital, between Langley City and the more rural south and east. For many families, that central position is exactly the point. For some buyers, being near a hospital and a main road is the thing they need to think about.

Where it is and why the hospital matters

Langley Memorial Hospital, run by Fraser Health, is on Fraser Highway in Murrayville. For families with young children, older parents or health needs, living a short drive from an emergency department is a real comfort. It also makes the area attractive to people who work at the hospital and want a short commute.

The same thing has another side. Main roads around a hospital carry traffic and, at times, ambulance sirens. A home a few streets in can feel very different from one on the main road. Visit at different hours before deciding.

The heritage side of Murrayville

Murrayville is one of two areas in the Township of Langley with a heritage conservation area. The other is Fort Langley. According to the Township, inside a heritage conservation area you generally need a Heritage Alteration Permit to subdivide, alter or demolish existing buildings or land, and to put up new buildings or structures.

If you are buying a home inside the conservation area, or one listed on a heritage register, ask what that means for the renovation or addition you have in mind. It does not stop change, but it adds a process. For a buyer who loves character homes, that process is part of what protects the street they are buying into.

Outside the conservation area, Murrayville has a mix of detached homes of different ages, townhouse complexes and some newer infill. The Murrayville Community Plan was part of the Township's 2025 plan update, so check the plan for the specific blocks around a home.

Langley Meadows and the boundary question

Buyers often hear Langley Meadows mentioned together with Murrayville and the nearby areas. Here is the practical point: neighbourhood names used in listings and by residents do not always match municipal boundaries, and this part of Langley sits close to where the City of Langley and the Township of Langley meet.

Before you buy, confirm which municipality the address is in using the property tax notice or BC Assessment record, then read that municipality's zoning and plans. Bylaws on suites, trees, fences and parking are set separately by the City and the Township, and a rule on one side may not apply on the other.

Who the area suits

The area suits families who want to be central: close to the hospital, to Langley City's shops and services, and within reach of the more rural parts of the Township. It suits buyers who like established streets and some character. It can suit hospital workers looking for a short trip to work.

It suits less well buyers who want a brand-new home with everything under warranty, or who are very sensitive to traffic noise and would end up on a main road.

How I approach it with buyers

In Murrayville, I check three things before a client writes an offer. First, whether the home is inside the heritage conservation area or on a heritage register, using the Township's information. Second, the Township plan for the surrounding blocks. Third, what the street sounds like at rush hour and late in the evening.

Then the usual work follows: the inspection on an older home, and the full strata documents on a townhouse. Most of the surprises I have seen in central neighbourhoods were avoidable with an evening of checking.
